The stay at Susan’s The Ness Guest House was excellent. Warm and welcoming, a very comfy bed, and a great breakfast to start your day. Convenient to the bustle of the tourist and shopping area, but in a quiet old neighborhood. Highly recommend. The available parking made the stay much easier as well.
Tips:We enjoyed a walk around the neighborhood more than some of the touristy walks down by the River Ness. We were able to enjoy meals at The Mustard Seed, and Encore Une Fois was also quite good.

Tips:You won’t be disappointed if you stay here! Be sure to stop in at the businesses right there in the neighborhood, too. Great finds in the small toy/gift shop, and there is a coffee shop with delicious pastries.

The Ness Guest House was our first stop on our trip to Scotland and Susan’s warm welcome and helpful suggestions got us off to a great start. Our room was cozy and very comfortable. Our Scottish breakfast was tasty. The to-go breakfasts Susan left for us when we had an early departure time were just what we needed and much appreciated! We’re so glad we stayed with you—thank you!
Tips:Castle Tavern—the Cullen skink and the fish and chips were great. The River House—very special meal. Everything on the menu looked amazing. Monkfish and sea trout were our delicious choices. And the Nutella cheesecake was memorable! Hootananny’s was fun for an open mike session.

We stayed at the Ness Guest House for 2 nights, Susan gave us lots of very useful information about what to see and do in and around Inverness. She also provided us with good map. It was a short and easy walk into the centre of Inverness with plenty to see and do. Our room was very comfortable and had everything we needed. A bonus was the fridge in the breakfast room, where guests could keep any food items and get fresh milk for tea and coffee. Breakfast choices were excellent, as was the food, plenty of it and delicious! I would definitely recommend a stay at the Ness Guest House, you definitely won’t be disappointed!
Tips:The boat trip with Jacobite was very good and a visit to the Loch Ness Centre is a “must do”! Very well presented using CGI, easy to follow and interesting. It would be great for all ages.

Susan is hospitality perfection! She gave us a full run down on EVERYTHING when we first arrived, our room was clean and so comfortable! Breakfast was delicious each morning and the takeaway breakfast we did on our early morning to see Skye was enough food we just needed a light snack for lunch. We were so happy with our stay there and could have stayed much longer quite happily. Thank you for opening up your home to us!
Tips:Check out the pubs with live music (so fun!!) and spend some time walking along the river, such a beautiful place to walk. For quick bites, the food hall at The Victorian Market had lots of yummy bites. Go to the bakery in the food hall 30-60 minutes before closing and see if they have any leftover grab bags, they are a steal of a deal for some sweet baked items!

A perfect choice for exploring Inverness. Our host, Susan, is very friendly, informative and flexible. We had a Rabbie's tour to get to on our first morning. Susan had our wonderful and hearty breakfast ready to go with time to spare. We arrived an hour early, and reached out to inform her. She responded quickly inviting us to park our rental and go explore before we checked in. If I could add a 6th star (exceeds expectations!), I would!
Tips:Susan has great recommendations and will share them during your check in. She will also provide a very useful map. Ask lots of questions and she will share her opinions with you. I strongly recommend the Mustard Seed, recommended on Susan's website. The food was exceptional.

Absolutely loved staying here. From the minute we arrived until we left we felt so welcomed, the personal touch from Susan was lovely, from homemade cakes and bread at breakfast to bath salts and Tablet in the room. Every morning you can have a cooked breakfast as little or as much as you like and its all grilled or air fried which is superb. By far the best guest house I have ever stayed in and we are already looking to book again for September

The Ness House was a pristine, lovey, and cozy B & B. The location was great. It was only a few minutes to walk to downtown. The room was small but we knew that when we booked, but very comfortable. Susan was extremely helpful and the breakfast was excellent. If we are ever in this area again we would not hesitate to try to book here again.
Tips:We only had two nights and one full day here but visited Culloden Field and museum the Clava Cairns and Viaduct. The gardens at Cawder castle and finally Fort George, a full day but well worth the effort.

We had the loveliest stay at the Ness Guest House and would absolutely stay there again! Everything was decorated beautifully and had a very cozy feel to it. Susan and Richard have put so many thoughtful touches into the place. We had one vegan and one non-vegan and we both thoroughly enjoyed the breakfast - it was such a treat to have a vegan Scottish breakfast, oat milk available for coffee/tea, and even vegan Scottish tablets and pastries. Beyond that, Susan is so sweet and welcomed us in with great recommendations. The house is very well situated and it was a quick walk to everything we wanted to see in Inverness.

This was the best B&B we have had the privilege to stay in, bar none. Susan is an energetic, friendly, and informative host who looks after every need for her customers. The room was immaculate, breakfast was great, the whole place was decorated beautifully. THe location is great - so close to the train station and lots of shopping - just up the hill from a shopping center plus a street with many restaurants and retail stores. It was about a 10-minute walk to the Inverness Cathedral, where Rabbies and other tour companies pick up and drop off guests for their tours. It was so convenient in every way! My only regret is that we couldn't stay longer. If you don't book Ness Guest House, you'll be sorry. I can't say enough good things about The Ness Guest House.
Tips:Just down the hill are about 3 Italian and/or pizza restaurants, tons of shopping, pharmacy, and souvenir places. The river is at the end of that street and it's beautiful. Don't miss the Inverness Cathedral. So much beautiful architecture all around. Train station is on the other side of the Eastgate shopping center. The Ness Guest House has off-street parking and car chargers, if you need them.

A wonderful visit on all levels. The accommodations were warm and inviting. The bed was very comfortable. Susan greeted us with a smile, one that never left her face, and got us quickly orientated to not only the Inn but also the surrounding area so we were ready to hit the ground and begin exploring. Breakfast was outstanding for the quality of the food, atmosphere, and service. Highly recommend!
Tips:Fort George is a must and visitors should take the free tour that comes with admission to fully appreciate the design of the Fort and the history behind it. Related is a visit (and tour) to the Culloden Battlefied. Lots more historical places to see and a visit to a small town on the water outside of Inverness is a pleasurable experience. Dinner at the Mustard Seed followed by some live music makes a very nice night out.

We arrived around 5:00 p.m. and Susan made us feel like she been waiting all day just to greet us. We flew out the next day, and Susan offered to make our taxi reservation which I thought was so nice and above and beyond. The room was perfect and quiet and unlike our other accommodations in Scotland had a bathtub complete with handmade bath salts. We didn't get to experience the breakfast because we had an early flight but Susan made us delicious gluten-free packed breakfasts which sustained us for much of our day of travel. Another touch I appreciated was on the chalkboard in the entryway Susan had written all the pubs that were playing traditional Scottish music that evening. That was very helpful as well. I would 100% stay here again.

Susan met us with good cheer and equally good information on our room, breakfast options, and recommendations in town for meals and sights to see. The house is an easy 5-8 minute walk to city center, and we loved being able to walk out for an evening stroll in the surrounding neighborhood. Richard is “chief cook and bottle washer” and he poaches one mean egg. The rest of our various breakfast choices were equally delicious…really loved the little 2-bite baked goods Susan put out by the juices each day. Don’t miss the spiced peaches if available! As we were leaving, Susan handed me a small box with a lovely note in recognition of my upcoming birthday, which was mentioned in an earlier conversation. That’s a thoughtful, detail-oriented guest house owner. Delightful from beginning to end.
Tips:Don’t overpack! It is always hard to haul suitcases up the stairs in these lovely older homes…thankfully, we had a lot of help from our much younger proprietress! 😁

Hosts are Susan and Richard. Last check in by 6pm which is just about when we arrived. Check out by 10am. There is one downstairs bedroom and more upstairs. We were helped upstairs with our luggage to our ensuite room at the back of the house. Very comfortable bed with nice duvet. Hairdryer, coffee and tea and little snacks available. Info on what to do and where to go in and around Inverness and farther afield. Also a small map with points of interest near the Guest House. Shower over the bath. Lovely Sea Kelp Scottish owned liquid soap. Small tv on the wall. Nice and quiet. Privately owned parking adjacent to the house. A carafe with Scottish water for us in the fridge downstairs in the dining room and a small jug of milk too, for the coffee and tea. Order card in room for Breakfast which needs to be filled out and left in a tray downstairs by 8pm the night before, so they are considerate of our food supply and don't want to waste food. Porridge, toast, eggs, cooked Scottish breakfast, Salmon, cereal are among the options available.

Most impressed. Warm welcome, great facilities, delicious food. One of very few places - outside the USA - where flannels are provided with the towels. Much appreciated. Takeaway breakfast bag from the dining room fridge for early leavers is a great service. Fresh milk available too for tea and coffee in room if you don't want the long life version. The location is ideal for reaching the city centre and train station on foot. No need for taxis. Excellent provision of information, map and recommended restaurants/pubs. Highly recommended guest house.
Tips:No buses nearby. If you're wiling and able to walk, the city centre is only a few minutes away. Good nearby pub/restaurants are The Corriegarth and Heathmount Hotel, but early booking recommended. Owners recommended River House fish restaurant but fully booked for two days. So well worth booking early. Inverness Museum and Art Gallery is well worth a lengthy visit. Riverside walk to the Ness islands is beautiful on a sunny day. If you don't have a car, day trips to the Highlands are available, but should be booked early.

The breakfast was something to look forward to every day, tasty fresh produce, well presented by Susan and cooked to perfection by Richard. The accomodation was spotlessly clean and room and bed extremely comfortable. nothing seemed to be any trouble to Susan who made our 3 day stay there so enjoyable. Thank you both. John & Violet

The Ness is situated in a quite residential street, with private off street parking. A five minute walk into Inverness, with plentiful eating and entertainment venues. Sight seeing opportunities are easily accessible with good road access and public transportation available. Susan and Richard are excellent hosts. The Ness is kept spotlessly clean. The more than ample freshly prepared breakfast will set any avid adventurer up for the day! Thank you a throughly enjoyable stay!
Tips:Susan and Richard are attentive, but not intrusive hosts. They are more than happy to advise travellers on local attractions or venues. Inverness is a small city that can be easily explored by foot. There are some good restaurants in Inverness, but booking is advisable for popular venues.

We were pleased to receive a very helpful e-mail in advance followed by a warm welcome on arrival. The house was warm and comfortable and our bed was large and very comfy. Tea/coffee tray had good biscuits and excellent tablet and it was such a good extra to have fresh milk available at any time. The en suite is fairly small but it had all that we needed. It was a delightful stay.
Tips:We very much enjoyed an evening meal at The Fig and Thistle which is not much more than 5 minutes away on the direct route down into the city.

Excellent B&B in a great location, only a 5 minute walk into the town centre. Our bedroom and bathroom were spotless. Breakfast was first class with a great selection to choose from. Car parking is also available and there is no charge for this facility. Our host Susan was very pleasant and friendly. We would have no hesitation in recommending this property.
Tips:We ate out for dinner on all 4 nights and all restaurants were excellent. The restaurants were as follows: Thai Dining, Nar, Cafe One and McBains by the River. We based ourselves in Inverness and went day trips by car to Nairn, Dornoch and Dunrobin Castle ; Applecross and Plockton ; Ullapool and Inverewe Gardens as well as Urquhart Castle and Fort William.

She made us feel very welcome and gave us good advice about local attractions etc. Our room was exceptionally clean with everything provided for a comfortable stay. The Ness Guest House is beautifully appointed and ideally located for shops, restaurants, the rail and bus stations. My room was delightful, cosy and comfortable, it was a pleasure to return there each day. Susan and Richard are great hosts and made me feel very welcome on arrival and throughout my stay. Susan is very informative and I enjoyed our chats. I would certainly recommend their guest house and hope to return another time.
Tips:Little Italy is a great family run Italian restaurant, a short walk from the guest house. For local walks, strolls along the River Ness to the Islands are delightful. And for a longer walk nearby, try the Caledonian Canal from Inverness City to the lock gates at Dochgarroch. A river cruise down Loch Ness can be done from this point.

My wife Maureen and I received a very warm and hearty welcome from Susan, and we enjoyed a lovely room and 3-night stay in her guest house, managed jointly with her husband Richard. Everything is kept spotlessly clean and tidy, and the decor is in good order. Our bedroom had en-suite shower, basin and toilet,a very comfortable double bed, and TV. Guest WiFi is provided. The breakfast was beautifully presented and there was a great choice of cereals, fresh fruit, yogurts and the hot food was well cooked. We have no hesitation in recommending the Ness Guest House to other travellers.
Tips:The Ness Guest House has 4 parking spaces available, one for each of the 4 guest rooms. It is in a great location on a nice quiet side street, just a few minutes walk away from Inverness City Centre shops, bars and restaurants. There is plenty of literature available for local and regional places to visit and enjoy, but the Inverness Visit Scotland/Alba tourist office is a few minutes walk in the City Centre. Restaurants and bars must be pre-booked in advance to ensure a table is available.

During these covid times I had concerns of traveling and staying over in any city, I can now say after staying here what an amazing effort taken to ensure your safety it was brilliant, the host is so friendly & helpful, very clean room with en suite toilet, very comfortable bed, off street parking & the ability to just walk into the city centre and back. I was able to have takeaway food within the breakfasting room which took the stress of finding a place to eat after the 6pm cut curfew! I can’t recommend this guest house enough. I will be back!
Tips:Staying here Offers the option of having a great place to just leave the car and take a short walk into Inverness city to explore, the host is very informative about the local area & facilities, has a pubic bar across the road with outdoor seating, a deli & bakery on the corner for quick snacks etc

What an amazing place to stay one of the best we have ever stayed in!. From a warm welcome by Susan as we arrived to the goodbye as we left nothing was too much trouble. From the cleanliness of the room with everything you need to the amazing breakfast with fresh fruit,cereal,sweet chilli peaches(highly recommended) to the full cooked Scottish it was amazing. Would have liked a movable "make-up" mirror, as found the mirror in the bathroom too high to see into and the one facing the bed too low and too far away for applying make-up! Il y a tout ce qu'il vous faut dans la chambre : serviettes, gel douche, shampooing, savon, bouilloire, thé, gâteau, sèche cheveux, bouillotte, verres et eau... Franchement laissez tomber tout les autres logements d'Inverness car celui là est le meilleur. Il est proche du centre ville, tout est à 5 min à pied. Il y a plein de restaurants et bars à proximité. Our rooms were a little small but superbly clean and comfortable. Susan told us there are bigger rooms in the house though. We really enjoyed our stay at the Ness Guest House. Susan is lovely! She gave us excellent recommendations for things to see and do in Inverness and made us feel so welcome. Great price and convenient location, only a few minutes walk from the town center and bars/restaurants/shops. Breakfast was delicious and our room was comfortable and clean. The house is beautifully decorated and is full of thoughtful touches, including homemade bath salts and quince jam!
Tips:Make sure you check out the Ness Islands. It's a 20-30 minute walk from the hotel and it's absolutely worth it. You feel like you're on a remote island paradise and yet so close to the town center.

Tips:The Mustard Seed is a great restaurant, just make sure you make a reservation!! We stopped by MacGregor's to hear the live music and had a great time. We also did a Jacobite tour (cruise on the Loch Ness, stop at Urquhart Castle, and stop at the Loch Ness Center) and would recommend as a great way to see the Loch Ness!

We have been travelling for 2 weeks through north England and Scotland so were delighted to have such a well equipped base. Susan had put so much care into hosting with lovely little touches like home made tablet and granola. With much preparation before our visit with prompts from our host to book one of the recommended restaurants we were really able to relax and enjoy our stay in Inverness.
Tips:A day spent traveling by Loch Ness was wonderful. First a stop at the very well designed Loch Ness Centre before views along the way including Castle Urquart. We had a wonderful sunny and interesting walk at Fort Augustus watching boats move through the incredible locks designed by Thomas Telford and drinks at the boatyard cafe. A stop on the east side of Loch Ness at Foyer Falls was an unexpected treat and well worth a visit.

We stayed at the Ness guest house for 2 nights in October. Susan was a delightful host and recommended many sites and restaurants to us. The guest house has convenient private parking and the location is terrific. It is within easy walking distance of city center, even for one who is recovering from a broken ankle. Our room was very small but the location and fantastic hospitality made up for the small space. We were a bit tired from travel the first night--luckily there was a decent hotel restaurant/bar at the end of the block. Perfect. On our second day, we walked to the bus station where we were picked up for a Loch Ness cruise. Later, on Susan’s recommendation, we drove to Culloden to see the really fine exhibition there. Our time in Inverness was wonderful and we highly recommend Ness Guest House.

Arrived at The Ness for an overnight stop to be greeted by Susan who then showed us the breakfast room and our own room together with a local map and a bottle of chilled water. As other reviewers have said, the room and bathroom were not large but oh so perfectly formed. It was extremely well appointed with lots of loving little touches in terms of decor and accessories, even a beautiful little customised hot water bottle if required. I have absolutely nothing negative whatsoever to say and would highly recommend this guest house and all that’s before I even mention breakfast which was cooked to order, the quality of which would certainly not be out of place in a top hotel. Thank you Susan for making our overnight stay so enjoyable and welcoming. We would have no hesitation in returning.

If we could rate a "10" instead of a "5" we would have done so. In one word: PERFECT!!! Beautifully decorated cosy rooms, absolutely neat and clean. Incredible delicious breakfast with -among other things- homemade marmelade, succulent vegetarian haggis and -without asking for (!!!)- scrambled Tofu instead of eggs … :-).

Ideally located for all local ammenities with a warm and friendly welcome. Room clean and fresh with nice extra touches that make all the difference. Real milk available for in room tea and coffee is a plus, as is the cooked to order breakfast. Plenty of choice with nice ingredients.
Tips:If eating out on night of arrival, review local resteraunts before hand (or call and ask Susan at guesthouse for recommendation dependent upon your taste) and book. Lots of nice places to eat but popular eateries are always busy. Good, easy bike tour of city (2-3 hours) and nice canal walk on doorstep.

The Ness Guest House in Inverness is the Nices little Hotell that me and my son ever been to. We stay there for tre nights in July. That Was like coming home and our houstes Susan was very friendly and help us with everything. Like to order a taxi to the airport to tell us about all restaurant that she sems was good. It was a very nice stay. And all the rooms were very pretty.We love to come back there.
Tips:Things to do in inverness is to go to Isle of Skye. We went With Highland Experience Tours and our chaufför and also guide Chris give us a magical ten hours trip round the island. And of course go to Loch Ness to lock for Nessie. And not forget to go to the legendary pub Hootenanny

This B&B is located close to the city centre and is also good for touring in the locality. The owners are very friendly and helpful. The room that we had was a bit on the small side but comfortable. Breakfast was very good. All in all, we enjoyed our stay.
Tips:The A82 is the road for Loch Ness. From there, we went on to Glen Afflic which was very good - lots of photo stops. In the afternoon, we went to the "Black Isle" but, in hindsight, we should have gone to another glen.

Due to some poor planning on our part we were only at the Ness guest house for a brief 1 night - on entering through the door I instantly wished we’d booked for longer. We were warmly welcomed by Susan and shown our tidy room, given a handy map with recommendations and told about the scrumptious options for breakfast. We needed to be out before breakfast so a takeaway breakfast was made for us to grab in the morning instead! Which was lovely! We only stayed one night at the Ness Guesthouse. But it’s enough for us to want to come back. Susan is very hospitable. she made us felt right at home when we stepped in. Breakfast was fantastic. It felt really luxurious with the porridge at the right consistency to fruits for the cereals to good quality teas and condiments all available for us to enjoy. We were st room 3. A wee bit tiny but very decent. The room and shower were extremely clean. Everything needed was provided, from hair dryer to hand wash to luggage stand and they even have a very handy shower caddy for our shower products!! Location is in a quiet neighbourhood. But just a few minutes walk from city centre. Directions and recommendations from Susan were very helpful. Do note that breakfast starts at 8am.

Susan was an amazing hostess! Had beautiful room with a double bed with a great bathroom, room #2. Very quiet neighborhood. Comfortable bed. Loved the bathtub! My first morning, my tour bus was departing very early, so Susan packed me a fantastic take away breakfast. The next morning, I was able to enjoy a home cooked breakfast - my favorite part was the porridge, delicious. DEFINITELY recommend this lovely B&B. Planning on coming again with more family members! Also, when I first arrived, there was a small package of homemade Scottish tablet, yum!

The Ness Guest House was the perfect retreat for our wedding anniversary. Susan was bubbly and friendly making each guest feel welcomed and special. Her husband Richard cooked up a wonderful breakfast for our requested time. Its ideal location, off street parking, clean and quiet rooms, made for a very relaxed stay.
Tips:Consider booking restaurants in advance however book direct with the restaurant as apps like open table showed tables to be fully booked when in fact they were available. That said our two recommendations are 'The Fig and Thistle' just five minutes walk away and 'The Heathmount" not even a minute away on the corner. Both are excellent with friendly welcoming staff/owners.

My husband and I have stayed at The Ness Guest House two times and both times we have absolutely loved it. The rooms are spotless, Susan makes a wonderful breakfast and it is in a wonderful location. The small touches are wonderful. Each day there are biscuits (cookies) and tea in the room, not to mention the homemade tablets upon arrival. If you have to rinse a few things in the sink, drying racks will be provided over the heaters. It is a very peaceful place to stay.
Tips:There are several great places to eat and drink nearby: Little Italy, The Mustard Seed and The White House all have great food. We love going to The Castle Tavern and Hootenanny's to have a pint. Leakey's Book shop is a wonderful place to browse and nothing beats a walk along the Ness River.

Susan couldn't do better as a host. The only thing we can offer as an improvement over some of our past favorite b and b's would be a sitting room or area to just sit and have a drink or read. Our room was very nice and the bed very comfortable but with luggage, there is no real space for both of us to do the above.

The location is great, very close to the city main attractions. The room was a little but very cozy. You can park your car just outside the door, which you will appreciate on a wet and windy day. Great facilities, clean, everything you could hope for - tea, biscuits, hair dryer. The breakfast was amazing too with plenty of options to enjoy a longer stay.

We enjoyed a very comfortable stay. Located in a quiet area but within easy walking distance of the centre so ideally placed. Our hosts were most informative and helpful. We had a lovely room with everything provided for a relaxing stay. Breakfasts were delicious and very filling. Specials were also an option on some mornings and these proved to be a very good choice too! All in all this guest house was really fantastic and a great place to stay when visiting Inverness.

Thank-you for a great stay. Excellent location just a few minutes walk from the city. The bed was really comfortable - so very important and so often overlooked. Your tablet was fabulous!
Tips:The Black Isle Bar serves local, organic beers, bio-dynamic pizza's and wonderful local cheese platters. Velocity is just a few minutes walk away. The best coffee in Inverness and scrumptious cakes.

This was our second stay at The Ness Guest House. Susan goes out of her way to help with just about anything,. Nothing is too much trouble and always done with a gra=eat cheerfulness. We would not consider staying anywhere else in Inverness
Tips:The Volosity Cafe is a rustic coffee shop with great soups and cakes. The Mustard Seed Restaurant in the town centre is excellent. Black Isle Brewery and its pub in the City Centre...a great range of beers If it is your first time Culloden Moor and the visitor centre is a must. Wild beaches at Findhorn are for walkers; there is a cafe and a couple of good pubs and food in the village centre.

What a wonderful place to stay!! Such a cozy, warm house that truly makes you feel like you at home while away from home. The room itself was cozy and extremely comfortable. The beds and the pillows helped me fall right asleep. The bathroom was the perfect size and the shower pressure was heavenly. Perhaps the best part of all was the breakfast. You actually get to pick what you want to eat as if you are in a restaurant complete with a pot of coffee. I would GLADLY stay here again!
Tips:Listen to what the owner's say about places to eat and go. We took her up on several suggestions and they didn't disappoint such as live Scottish music at a local pub.

While the room was small all we were doing there was sleeping anyway. Our hostess Susan was delightful. She made reservations for my wife's birthday dinner and even told them of the event so she was treated to a class of Champagne. The location couldn't be any better and there is even off street parking for guests.
Tips:Susan told us of some of the local restaurants. All within walking distance. You can just park your car and walk to almost any place you would want to go. Our stay in Inverness was delightful.

I couldn't rate the Ness Guest House high enough. Everything was just perfect. The hostess gives you a very warm welcome and a detailed description of things to see or do in Inverness. The rooms are nice and clean and the breakfast is outstanding, even for the vegetarians and/or gluten intolerant.
Tips:Rent a car and drive to the Isle of Skye for a magnificent tour around the north side of the island. Visit the Hootenanny pub and enjoy live music while drinking a beer or whiskey.
