The location was perfect, the accommodations were cozy, clean and with character. There was something unique in each corner that was enjoyable to explore. Loved that it was a very Scottish theme throughout. Roberta was warm and welcoming and took the time during a busy breakfast hour to have a conversation. We booked last minute after having to leave another holiday let that was very poor. Aye Stay is a lovely guesthouse and we had a great stay. We had a wonderful two nights at Aye Stay in Inverness. Our room was clean and very spacious, and the boys absolutely loved the bunk beds – they were a big hit! We enjoyed breakfast both mornings, which was delicious and offered a great variety to start our day. We also appreciated Roberta letting us leave our bags in the morning - as we had come in on the Caledonian Sleeper that morning. The highlight of our stay was dinner at the Aye Eat restaurant the first night - the food was excellent Scottish fare and the atmosphere warm and welcoming. The location was convenient for exploring Inverness, and the hospitality was top-notch. Highly recommended for families or anyone looking for a comfortable and enjoyable stay!

The aye stay is a very welcoming, friendly place to stay where no fault can be found with anything provided. The rooms are perfect, spotless and very comfortable, the little personal touches such as the little complimentary shortbread left for you on departure are amazing and the staff are very approachable and helpful. The breakfast was cooked to perfection with beautiful, fresh produce used and the portion sizes were not skimped on, we left with very full, satisfied stomachs. We will definitely be looking to stay here again on our next adventure up in inverness.

What a lovely B&B, they have thought of everything, the rooms are cosy and comfortable, an excellent choice for breakfast, and staff were fantastic. Our stay was very short, we wished we had been able to stay for longer. And we were doing a cycle event which started at 6am in the morning, and they provided a full, (very) early breakfast for us and others who were cycling too. Thank you so much. I am hoping to organise another trip to Inverness so we can stay at Aye Stay for longer next time.

Very clean and beautifully presented room. Someone had clearly thought through all the details that matter, from toiletries, to tea/coffee making things, extra pillow, and alarm clock. The bathroom looked recently renovated with a great shower and heated mirror :-) I stayed in a single room but it was not cramped, and there was space to unpack my (many!) bags completely. The breakfast ordering system was efficient and I got exactly what I wanted. I would definitely stay here again.

The location is about 12 minutes walk from the railway station / town centre in a quiet residential area. When I arrived in Inverness by train with a lot of luggage, I took a taxi which cost £7.

I have stayed in many B&Bs over the last 40 years but Aye Stay is different. It has an air of professionalism, both when booking and in the subsequent communication which is not common in other such establishments. Upon arrival, I found the check-in system so simple and made my way to my room, a single room for one night. My expectations were not high, so I was delighted to find a well-furnished and fully equipped room with an en-suite bathroom with the feeling that everything was new. The location is very quiet yet central and close to all the amenities of Inverness. Breakfast was ordered via a QR code and the breakfast choice is vast with a generous offering of items for either a Continental or Scottish breakfast. The dining room is well laid out and the staff couldn't have been more helpful, the two girls who served breakfast were so pleasant and rounded off the best B&B experience ever, highly recommended, and a place I shall return to whenever in Inverness again.

WOW what a beautiful guest house ! Everything was perfect, the guesthouse, the room, the staff, the breakfast, everything ! The house is well located to get to Inverness center. Everything has been extremely well thought out, from the decoration, to the cleanliness of the rooms, the comfort of the bedding and all the little touches such as the little note for Check out accompanied by biscuits. We were really delighted with your guest house and at this price, it’s just incredible! congratulations ! keep it up, we would love to find more accommodations of this quality during our travels. We had an excellent stay. The B&B is beginning from the Entrance through the the whole Building very well furnished following a line that matches colours and interior. We felt directly very welcome through the obvious Care from the Owners for their Business. Our Room had the same welcoming, absolutely spotless clean welcoming interior, where we had an great goodnight sleep, throughout the Quietness in the B&B. The Room had everything that you need for your Stay, especially the extra Pillow were nice. The Bathroom was well maintained with a great Shower, Beauty products and soft Towels. The included Breakfast is to Order over an QR code or on Paper in the Reading room. The Breakfast was fresh served and tasted amazing. We appreciate the hard lovingly work on a daily basis from the Staff and the Owners, to give there Guests the best possible Experience for an welcoming and relaxing stay. We had a wonderful stay with Aye Stay. After a long day of travel we received a warm welcome and were helped to our room. Roberta gave us a dinner recommendation and good directions on how to get there. Breakfast was wonderful. Everyone was pleasant and eager to help us and answer any questions we had. On our last morning Roberta booked us a taxi to get us to the train station and packed bags of breakfast for us to take with us. We highly recommend Aye Stay for anyone coming to Inverness.

Can't fault Aye Stay for our purposes of Etape Loch Ness and proximity to city centre. We would definitely return whether doing the cycle event or not.

Asking for your first names on your breakfast choice especially is such a nice touch. Both very well presented when serving their breakfast and made us feel at home. What a cute B&B! Visually, it's a great blend of modern & tradition at Aye Stay. The rooms are lovely and comfortable, with little special touches. And the Scottish breakfast was enjoyable! The owners Roberta and David stopped by at breakfast and were the most gracious of hosts. They gave us such invaluable tips that we ended up changing our itinerary for the day! Very good location, very clean room and bathroom, complete with basic needs. The owner David and Roberta are very hands on and always available to answer our inquiries about the places to see around the area. They recommend very good restaurant too. It’s been an amazing stay in Inverness. The attention to detail in every room of the accommodation it’s incredible. The facilities are super clean and tidy, the breakfast is very good and the hosts very friendly and attentive. We had a really lovely stay in Inverness at Aye Stay and would definitely return. David and Roberta were friendly and welcoming and our room was really comfortable and had everything we needed to make us feel at home. The location could not have been better - in a peaceful location but just a short and beautiful walk away from the city centre along the banks of Loch Ness. Our stay at Aye Stay was fantastic!!! Roberta and David were the absolute best hosts, so friendly and went out of their way to make sure we had everything we needed. The decor throughout is so cute but so tasteful and all their recent renovations make it even more beautiful. From the little Nessie out front to the hairy coo key holders to the little library room, every space has something to explore and find the little hidden details. The breakfast was also fantastic and David and Roberta helped give little suggestions to help make our plans for the day. The location is also fantastic for us. Set away from the business of the city but only a 10 minute (beautiful) walk to downtown and restaurants. One of our favorite stays of our trip!!

Aye Stay is very well run with attention given to every small detail. Breakfast choice was excellent, bed comfortable and room spacious. Decor is spot on. A quiet location given it is only a ten minute walk into the city centre. Thoroughly recommended

Town museum and gallery is well worth a visit as is the Black Isle. Would recommend booking restaurants in advance if eating in the evening. If using buses be aware that they are likely to leave from different bays to that stated, we witnessed people missing their bus as a result of this

2nd June 2022:

Ended our cycling trip with an overnight at Aye Stay before catching the train home from Inverness. We were able to safely store our bicycles in an outhouse. Room and facilities very comfortable and well cooked breakfast. Only a short walk in to town centre.

Nice riverside walk nearby and some of the better of restaurants and bars very close without going in to city centre. Also Eden Court Theatre. Cycled to railway station in 5 mins.

We arrived and the call buzzer inside was helpful in having David greet us and share some insight for our stay. Good option to complete a breakfast card (or submit online) for timing and choices. Breakfast was over the top! Breakfast room one of the best we have seen in design and layout....beautiful decor. Outside gardens lovely.

Room 7 was comfortable and had all the amenities needed. Not a large space so we would book a larger room next time. We enjoyed our visit to Culloden Battlefields and the Clava Cairns. Beware that the route to Balmoral south of Inverness is tricky but spectacular and worth it to make the visit.

We stayed here for Etape Loch Ness. We chose it as it was close to the start and also had a good selection of rooms for non family groups e.g. 3 mates needing their own bed! This place was perfect. Not only close to the start but even closer to the finish and event area. The owners Roberta and David were brilliant and made us breakfast very early before the race…… and made sure we could get a shower after our event. The place is very clean and tastefully decorated. Staff very friendly and the breakfast was superb. We will book again. Thank you!

My dad and I had a superb night at Aye Stay! The room was super clean and we loved the decoration as everything was to the detail which made our stay as Scottish as possible. Our room was quiet and our night was restful after a long day travelling. The reading room was a welcome treat whilst waiting for breakfast. All the scan code were super useful full of tips and easy to use to book our breakie. Breakfast was an absolute delight with a lot of choice and plenty of scottish delicassy. Of course, we took a full scottish breakfast so can't commnent on the continental one but everything on our plate was veey tasty. We will recommend everyone to go to Aye, it was perfect!

We had dinner at Prime along the river (we booked a few hours prior) and we would recommend. Lovely menu and service was excellent! If you zre a wiskey lover, the malt room is a must!

Lovely and comfortable place to stay for your holiday. It was perfect for 7 of us and our little dog. It can accomodate more than 7 adults as we did not use the single bedroom. We drove 12 hours to the house and we were happy to see 3 parking spaces. You will find everything you need in the house and there are shops nearby; the house is walking distance from the city centre.

I recommend walking to the city centre to see a little bit of inverness, also Loch Ness is 8 minutes drive. We drove 1 or 2 hours for all our other destinations such as Eilean Donan Castle and Ben Nevis. Also do not miss the seafood shack which is 1 hour drive.
