The atmosphere was very familiar. We immediately feel very comfortable. We received tips for excursions, which we were able to put to good use. The location is great, super central and yet quiet.

Excellent, friendly guest house. The owners were very accommodating with my requests and went above and beyond to make sure I had a good stay. Breakfast was prompt and plenty of choice, well prepared. Rooms were spotless and with very comfortable beds, soft towels, blackouts. All facilities well maintained, would recommend to others.

Guest house is close to the start of the Loch Ness marathon. Central location, ideal for many amenities.

Elizabeth and Doug are full of character and ✨sparkle✨ Both of them are very friendly, hospitable and give Scotland’s people a great representation. They are everything I could’ve hoped for in making a connection while I was here. I cannot recommend OakVilla enough. As for sleeping, and eating etc, they have the most comfortable beds I have personally slept on in ages- with that being said, you must know I slept like a baby. The breakfast they had for us was more like a break-feast, they made us fresh food from the kitchen and had fresh fruit a long with toast and other hot items you could order. If I come back to Inverness, they’ll be the first people I visit.

I ate at The Waterfront which is a 7 min walk from OakVilla. While it was full of people having parties, I was eating alone and soaking up the local conversations and interactions. The staff was extremely friendly, and helpful with menus options. I personally had the Grill Smoked Haddock and it was delicious!

Its defiantly all about the sparkle and making your stay as comfortable and memorable as possible. What's not to like about a break-feast. We would love to welcome you back and sprinkle the sparkle again.

They were good to us. Picked us up at Inverness station because it was poring with rain. Breafast was good. We would much prefer a place like this to the impersonal and minimalistic hotels that always head the Google list when you are looking for somewhere to stay.

As recommended by the guest house owners, if you are going to eat out, especially in the summer, pre-book your restaurants so you wont be disappointed. Leave your car at the guest house as its only 10 mins walk into the town centre.

Well what can I say about Oakvilla? I shouldn’t really comment as I’d like to keep this place a secret. I absolutely love staying here, & having discovered this absolute gem, I’d never think about staying anywhere else in Inverness. This was stay No 12 for me ( 7 nights this time ), and from the second I arrived, I was given the red carpet treatment from Elizabeth and Doug, who are the most wonderful and caring hosts that you can imagine. I am made to feel so welcome that I just feel that I’ve come home again. Nothing is ever too much trouble. Great value for money too...The rooms are spotless, quiet and comfortable, with everything you would want for to make your time here the most relaxing & pleasurable stay. There are plenty of breakfast choices available to suit everyone, (although I always have the full Scottish, as it’s got to be the best breakfast I’ve ever had)...absolutely top notch! 🤩. Thank you both so much for the most enjoyable time...looking forward to my next visit later in the year 😃 11/10 A++++++

Great staff. I am sorry I don’t remember names, but the gentleman that checked me in so so helpful. He even recommended a restaurant close by and made me a reservation. Getting into a restaurant last minute is difficult so this was so helpful. Rooms are compact but all amenities are perfect Freshly cooked breakfast to order was so delicious. One of the best B and Bs I've ever stayed in. The hosts were so thoughtful and kind, and are clearly doing what they are doing because they naturally enjoy meeting and helping people. The next time I'm in Inverness, I will stay here. The brekfast is outstanding.

Go to the Black Isle Brewery pub and have a venison salami pizza (many other options available), and a couple of their superb organic beers. Outstanding! Also have a look around Leakey's antiquarian and second hand bookshop, as there's nowhere like this amazing establushment on the planet!

Douglas and Elizabeth are lovely people. Very friendly and make you feel very welcome. We were really impressed with this B&B and couldn’t fault anything. Would definitely recommend and stay again if we were in the area. Great choice of breakfast the following morning which was excellent.

Only stayed the 1 night. Went to a local pub for food called the Waterfront which is approx 5 mins walk away. It was nice enough but walk a further 5 mins and you’re in Inverness centre where there is more choice for food and drinks.

I have finally found a B&B that provides a very friendly and welcoming atmosphere in Inverness. The room was very well presented and had all you could need for a comfortable stay. Nothing was to much trouble for the hosts.

Fantastic B&B, lovely friendly owners. Very clean and comfortable in a nice quiet location within easy walking distance of lots of places to eat and the River Ness. The breakfast was delicious with a great selection of cereal, berries an cooked options. I stayed in one of the single rooms on the ground floor. I’ll definitely stay again.

The Ness Island walk is beautiful and has lots of places to stop and take in the views.

Elizabeth - full of gorgeous sparkle - met us with a huge smile and showed us to our perfect rooms. Elizabeth couldn't be more welcoming. We had single rooms, which where small but but perfectly designed, shower, TV, comfortable bed, lovely soft bedding and fluffy sheets. Attention to detail with plug & USB sockets everywhere, including next to the mirror, which is unusual! Even supplied with a cloth to clean our make up to ensure the towels didn't get dirty. Lovely matching shower gel, shampoo, conditioner, hand wash and body lotion. We recommended a local pub for food, which also had a brilliant live singer (Tuesday night). Breakfast was lovely, fresh fruit, cakes, yoghurt, nuts, juice and gorgeous full Scottish Breakfast. About a 7/10 minute walk into town. will definitely stay here again! We actually stayed in a bigger hotel in a different part of Scotland, which was more expensive but not nearly as nice, none of the small details mentioned above and rooms not organised very well.

A lovely and relaxing house where I felt completely at home. Everything was spotlessly clean and very comfortable. I spent two nights at Oakvilla and could easily have stayed more. I will definitely be back. Douglas was the perfect host and was very accommodating re my dietary requirements.

I was visiting due to memorial and remembrance services in the Black Isle. I had a lovely lunch at the Cafe in Fortrose and dinner at the Allangrange in Munlochy. The court house in Cromarty is very good to visit, it has a lot to see and is free.

The room was clean and comfortable. The owners were absolutely lovely and the breakfast was very good. The location was pretty central and there were multiple pubs and restaurants within a reasonable walking distance. We would definitely recommend this place and stay here again ourselves.

The Waterfront was a 5-7 minute walk. It had good atmosphere, friendly and efficient staff and the food was delicious.

The rooms and bathroom are immaculately clean and the mattress and bed sheets are top quality we had a great nights sleep. The breakfast is high standard and all fresh.

Great location to visit the Cairngorms national park and climb the 2nd highest peek in Britain (Ben Macdui). Inverness has lots of great restaurants and there are plenty of things to see and do.

You have now climbed 2 Munros , the challenge is to complete them all. I believe you have 280 to go. Just a little bit of trivia. Sir Hugh Munro,4th baronet, was.a mountaineer and a founder member of the Scottish mountaineering club. Compiling a list of the mountains in Scotland over 3,000 feet. Oakvilla Guest House was a great place to stay. The clan themed rooms were comfortable, clean and homely. Breakfast was delicious and the location was very central. Elizabeth and Douglas are fantastic hosts with great local knowledge. I have already recommended this guesthouse to friends and family.

Johnny Foxes pub is a great dinner option. Nearby places to visit include Loch Ness, Culloden battlefields, Assynt and the Coigach Peninsula, Corrieshalloch Gorge and Achmelvich Beach.

Elizabeth and Doug couldn't be more gracious. From the moment we arrived, until the moment we left, we were well taken care of - our dinner reservations were made, our laundry was tended to, and our breakfast was outstanding. The room was beautiful and the entire home felt welcoming and warm. We are beyond grateful to Elizabeth for offering to help us with our wash - and little did she realize just how much we had! We, of course, didn't account for the fact that washing machines vary in size and being from the U.S. doesn't help our sense of size as everything here is big - not meaning better - just big! We learned this while driving through Scotland where the roads have no shoulders on either side. It makes sense that vehicles are smaller as well. Throughout our stay in Scotland, we stayed in 8 different B&Bs, and hotels - Oakvilla Guest House was our top favorite of them all! Thank you again Elizabeth and remember to bring your laundry to us the next time you visit the states!

If you are arriving on a weekend night, be sure to book a reservation ahead of time during the summer months. We were fortunate to get in to a place last minute.

Such a wonderful stay!! My husband and I had the pleasure of staying at Oakvilla Guest House on our trip to Inverness and we loved it. Elizabeth and Doug were so very nice and helpful. Elizabeth even made dinner reservations for us. It was like visiting family. The room was beautiful and so very clean. Thing was top notch. If we ever go back to Inverness there is no where else I would rather stay.

We had dinner at Johnny Foxes thanks to Elizebeth’s help and it was great. They have a great Cajun burger and my husband had haggis and mozzarella pizza which he enjoyed. There are great little shops and the view from the bridge is spectacular. Take time and just stroll along the quaint streets.

Elizabeth gave me a Birthday card the morning we left on my Birthday and these personal touches truly made the stay a wonderful time. The breakfast was delicious and prompt. We were treated to excellent customer service in places to eat, within walking distance, and historical property to visit.

A high point was our dinner at the Waterfront pub. The night we ate there we were treated to live local music with pipes, two accordion players, three fiddle players and a flute. Rock on!!

This Inverness B&B has earned the distinction of a 4-star “Scottish Guest House” for good reason. The establishment is pristine, tastefully and entertainingly decorated, and you are welcomed as a very special guest from the very first moment you meet Darren, and Veeno, the cousin proprietors. These two lovely people take a great deal of pride in their establishment and show a great deal of professionalism. Your bedroom is immaculate, with a wonderfully firm bed, and they have added extra touches so that your stay will be comfortable. The breakfast is varied and generous and orders are taken for individualized hot meals. The B&B is located in a very lovely neighborhood. It is only a short walk to city central, or a neighboring restaurant. I cannot recommend this B&B enough.
