What a beautiful house. Very warm welcome from Fraser. Very knowledgeable about the area, restaurants, pubs etc. the room we had (3) was excellent. Very spacious and very clean. Excellent bed. great 2 nights sleep. Bathroom also very clean and spacious. We didn't have a cooked breakfast but cereal/toast & coffee, at no charge. The guest house is ideally situated, round 1 corner from the walkway along the river I'd recommend the Ballifeary without any doubt. We will definitely return.
Tips:Black Isle rooms pizza is amazing, but get in early, it's very busy,

Our stay at Ballifeary House was great, itās a cute Victorian home turned into a B&B. Our room was a good size and the breakfast options were excellent and at good times to get us on our way to see Inverness. My husband and I had the loveliest stay at Ballifeary Guest House. The location is very close to restaurants and bars. We appreciated the helpful recommendations from Fraser. We had limited time in the area, but with his recommendations, we managed to make a day trip to the Isle of Skye and make some nice stops along the way. The room itself was spacious. Breakfast each morning was absolutely delicious. My favorite part was the visits from the sweet golden retrievers who live on-site. I highly recommend this place to anyone visiting Inverness. I hope to be back!

The ballifeary guest house is a very nice accomodation. The room and the breakfast was fabulous. The owner is a very friendly Person. Fraser runs a charming house which was spotlessly clean. The choice of breakfast is great, very delicious, served rather early, though (good for explorers who start their day early, but not so much for those who want to sleep a bit longer). We loved Ballifeary Guest Houseā¦. It has a great location in a quiet street a short and pleasant walk from the centre of town. Fraser was extremely welcoming, friendly and helpful. Breakfast was plentiful and good, and our room was lovely, large and extremely comfortable- we had excellent sleeps in the particularly comfy bed. We couldnāt have asked for more and it was certainly excellent value for money.
Tips:Fraser recommended the Black Isle Brewery Bar, which has the best pizzas in town and a wide range of excellent locally brewed craft beers.

Without a doubt one of the best B&B accommodations we have ever experienced. Very clean, charmingly furnished. Exceptional host, genuinely friendly and polite, helpful and extremely knowledgeable of the city and region. Superb breakfast. It was a very fortunate choice, and we sincerely wished that our itinerary would have permitted us to extend our visit. Absolutely and unconditionally recommend.
Tips:Lies within easy walking distance of central Inverness. Many restaurants and pubs easily accessible. Be prepared for inclement weather, the rains come often!

This was the nicest B&B we ever stayed at. The breakfast was great, the general atmosphere was welcoming and Fraser was incredibly helpful in terms of where to go out to eat and drink and also where to hike the best (without getting run over by cars). The room was clean and comfortable. It was just great.
Tips:Of course when in Inverness, you might want to visit the Loch Ness. Dores ist a place where you can hike away. In Drumnachdrochit however, hiking along the Loch Ness is a little hard, here you can take a hike to a beautiful waterfall. The botanical gardens are also beautiful and it's a great opportunity to walk back from the gardens along the river with the river islands. It's very picturesque. For great pizza you should go to Cheese & Tomatin, they make a wonderful stone oven pizza. The Black Isle also serves great pizza, here you can also get a pint of locally brewed beer. For live music and a pub experience, Hootananny is the way to go. For a quick coffee, we recommend Perk. There are endless restaurants for you to try out.

Fraser was an outstanding host, giving us great information about local restaurants and music venues. Breakfast was delicious and available early (we are early risers and went out very early). A small "public" sitting area with a chair or desk would be helpful, since there was no place for me to work at night without waking my husband.
Tips:the Mustard Seed was a 10 minute walk and a great choice, but go early! If you don't have a reservation, you have to arrive before 5:30, or you wont be able to eat there.

We had a wonderful stay at the Ballifeary Guest House! The room was large with a very comfortable, big bed, and large bathroom; very clean and airy with nice big windows. Our host, Fraser, was extremely nice and friendly and gave us tips on where to eat dinner which we easily walked to by the River Ness downtown. The breakfast was delicious the next morning as well, hearty and just what we needed to fuel us to the top of Ben Nevis that afternoon!
Tips:Restaurant for dinner = The Mustard Seed; likely will need a reservation. Highly recommend going to the Culloden Battlefield and the Visitors Center there!

I loved everything about this B&B! Fraser said my room was the smallest, but it was just me traveling, and I thought it was charming and cozy and well decorated and well supplied. The pillows were amazing. I slept really well. The view of the beautiful backyard was fantastic as well. The location was great! I was able to walk, which I love. It was impressively clean. The lilies were a nice touch too. It was bright and inviting. Breakfast was very yummy and being that I have a huge morning appetite, I was grateful Fraser indulged me with a little extra porridge :) I am DELIGHTED I was able to stay for 2 nights - I wish it had been longer! And happy I got to meet Marley and Millie! Thank you!!
Tips:Fraser is a wealth of info and can steer you very well, I imagine. I rented a bike at Ticket To Ride, which was about a 10 minute walk from the B&B. I biked to Loch Ness! That was fantastic. I was also craving some lighter, fresh food - I ate at a delicious Turkish restaurant called Nar, which I would highly recommend.

What a wonderful BNB! From even prior to our arrival, Fraser was incredibly helpful! He responds so quickly to any questions or needs. Because we had two early mornings, he made us delicious brown bag breakfasts to take on our way. We were sad to miss eating breakfast in the quaint dining room. As far as the room, the beds with their fluffy comforters were like sleeping on clouds. So clean and homey. Hot showers and in-room tea or coffee with biscuits. We wish we could bring this room with us on the rest of our travels!

Very kind and attention to detail. Think I was relatively low maintenance but overheard giving many other guests top tips. Did allow me to leave bag before catching train. Ballifeary Guest House is perfect has all the facilities the rooms are beautifully appointed and spotlessly clean with really comfy beds. Itās a 5 min picturesque walk along the banks of the river to the theatre, restaurants ,castle, centre and transport links. Great breakfast in the lovely dining room Fraser is a very welcoming host thank you for a lovely stay.

Greeted by Frazer who is a really helpful host. We stayed for 2 nights end of August on our way back home from a holiday in Durness, and found Ballifeary to be a great base. Good location in a reasonably quiet street with ample parking. Good size room ā smallish en-suite with shower & toiletries - comfy bed. As is usual in these COVID times, apart from mask wearing, breakfast options chosen night before but there are plenty of them and all cooked ,presented & served really well. We walked miles around Inverness ā visited botanic gardens (well worth a few hours with great cafe) and walked the canal to the sea locks. Whilst there are LOTS of good restaurants in Inverness, at the minute staffing is a big issue and many venues either donāt take bookings (first come etc) or are booked up well in advance. But still a really enjoyable stay at Ballifeary ā and from our impression of other accommodation in the area would definitely recommend.

I have nothing but praise for Ballifeary. Beautiful house and a wonderful, warm host. Thank you for taking the trouble to ensure our time in Inverness was well spent and we really appreciated the itinerary you created for us. The breakfast ordering system was simple and worked very well for us and the food was a very high standard. The facilities at Balifeary were superb and the only reason I ticked 4 instead of 5 was because of an issue with the bathroom mirror on the morning of checkout. Fraser was a lovely host with great recommendations and always making sure that we were having a nice time. The guest house is really closed to the centre of Inverness. The room was clean and spacious enough, good price value. The breakfast was really good and quite generous. Thank you again!

My stay at Ballifeary Guest House with my sister couldn't have been better. Our bedroom and bathroom were clean, comfortable and had all the amenities necessary. The location of the Guest House was in perfect walking distance to Inverness centre. As for the host, Fraser was extremely friendly and gave us many recommendations of things to do and places to visit. He went above and beyond to give suggestions and advice to guests.
Tips:The "Black Isle Bar & Rooms" serves the most delicious vegan pizza. The atmosphere in the place was great. Other than visiting Loch Ness, walking round Ness Islands is a must!

A beautiful guest house located really closely to the city centre, but in a very quiet and safe area. The staff were incredibly polite, welcoming and put us at ease from the start - they even gave us some tips on what to do and explore in the area, which were super helpful. An exceptionally clean and beautiful guest house with lovely, friendly, informative owners. Fraser told us about places to see and visit nearby and places we may like to visit on our onward journey. The room had many facilities such as tea/coffee and additional extras such as toiletries. We didnāt opt for the breakfast but this offered a full breakfast plus additional extras for an added charge. A very reasonably priced guest house with lovely owners. We would happily use again if in the area and would highly recommend to friends.

Ballifeary Guest House is a beautiful, traditional house fronted by an attractive garden. It has off street parking. The property is located in a quiet residential street. It is within easy walking distance of various attractions such as Eden Court Theatre, the riverside walk, the cathedral and the city centre with its many shops and restaurants. The guest house is tastefully decorated and the rooms are very comfortable with good attention to detail. The breakfast menu provides a variety of choices and the food is attractively presented and delicious. The host is welcoming, friendly and attentive. I would happily recommend Ballifeary Guest House to any of my friends and relations as an excellent place to stay when in Inverness.
Tips:If you like exploring on foot then Riverside Walk and Ness Islands is a very pleasant stroll at any time of year. Another good walk is on the footpath that runs alongside the Caledonian Canal to Sea Lock House where the canal joins the Beauly Firth. It offers nice views across the firth towards North Kessock. I would recommend The Mustard Seed Restaurant. The food is good and on a pleasant summer evening you can dine outside on their balcony overlooking the river. Cinnamon Restaurant is also very good if you are fond of Indian/Bangladeshi food.

Their property is in an excellent location being less than an hour from both the east and west coasts and is a great base for exploring rather than moving onto other B and Bās Comfy bed and great breakfast. Have stayed in the same room a few times before but the guest house is now under new management. The room is spacious & the beds & pillows very comfortable. The room facilities/extras not quite as good as before. The staff were very friendly & helpful. Will be staying there again soon.

This was my second stay at Ballifeary and it won't be my last. I defy you to find comfier beds and pillows! Frasier is a very welcoming host and the choice and quality of breakfast is superb. The house is spotlessly clean and the rooms excellently prepared and equipped. Situated in a quiet road close to the Eden Court Theatre yet only a 6-7 min walk into the centre of town. A peaceful place to stay if you're visiting Inverness.
Tips:Only a 2 min walk to the Eden Court Theatre so perfect if you're in town watching a show. The Theatre restaurant is open all day and actually does great lunches and coffee.

Enjoyed our stay. Nice breakfast, my only complaint would be that there was no haggis or black pudding. Room 5 was lovely. My only complaint is that a glass bi-fold door to the shower would be better than just a curtain. You will only notice the problem if you actually use the shower, so it's maybe not something that the owner will really know about. As there is no extract fan in the shower room, you really need to open the window to prevent steam-up. This results in a difference in air pressure between inside the shower and the room on the other side of the curtain. Consequently the curtain blows inwards and onto your body for the duration. Most annoying and unavoidable as it's not a large shower tray !

Friendly, welcoming, and knowledgeable about the area. The room was well appointed and we had everything we needed. It was nice to have a separate lounge to relax with our friends and other guests and plan our dayās adventure.
Tips:We loved the Black Isle Bar for their wood-fired pizza and delicious salad. We also enjoyed the traditional Scottish fare at Hootenannyās. We were there on a Tuesday night so the live Scottish music was a group of musicians with an impromptu jam. We stayed about an hour. Perhaps if weād been there later in the evening, things would have been hopping, but it was pretty quiet.

My tiniest issue was with your sausages... Perhaps being Irish we are more accustomed to spicier fatter sausages....your sausage were sweet and thin....I enjoyed every breakfast ...poached eggs cooked to perfection...Everything was great... Ah with Brexit I can't bring my own sausages so will have to acquire a taste for yours.... I forget the ladies name serving breakfast but a big thank you to her....she was always on the go and so accommodating...thank you...MĆle BuĆochas... Having said that I thought your house was beautiful , calm , serene and so comfortable And Frazer the host is so friendly and helpful

Recently changed ownership (May 2018) The new owner Fraser is resident and runs an excellent B&B! He has previous hotel and pub management experience and it shows in attention to detail and responsiveness to guestsā needs. Custom cooked breakfasts are excellent, everything from cold cereal to full Scottish. Location is great, walking distance to lots of restaurants and a laundromat as well as theatre, shopping etc. We spent a week here, it was excellent.
Tips:Try restaurants such as The Kitchen (10 minute walk) and The Mustard Seed (15 minutes). Both very popular and you will probably have to reserve ahead. For a laundromat try New City Laundret on Young Street. We did our own but I believe they will do dropoff service. The Ballifeary location is close to the river which provides a great walk along the riverbanks on smooth sidewalks. There is off street and on street (free) parking.

Some of the furnishings are perhaps a little dated but the rooms we were in were pristine and the location is only a few minutes walk from the river and just a little longer into the town centre. One of the best Guest House we've been during our trip in the Highlands. Personally I would have appreciate a buffet with more things for breakfast instead of ordering directly to the lady, but this doesn't mean that quality is lower.
Tips:Hootananny for local music (Pub, kitchen closes at 8.30pm), Black Isle (Pizza, kitchen closes at 10). Try Black Isle beer!

Booked Ballifeary Guest House back in January 2017 online and had a bit of a problem with the website which changed my dates without my knowledge. This was sorted quickly after a late night phone call and my Mum and I were sorted for our trip to Inverness. A quick email before our visit ensured a late morning parking spot before checking in at 3pm which avoided finding a car park, paying up, moving the car and finding the guest house. Thank you! At check in we were shown to a lovely twin room with a view to the front of the house. The room was fresh, clean and comfortable. The ensuite was large and clean with plenty of fluffy towels and lovely smelling soap and shower gel. My only issue was the shower curtain over the bath which, when fully pulled round, left little more than about 2ft square space to manoeuvre. There was tea, coffee, biscuits and individual bottles of water in the room AND a bottle opener and glasses - always a winner! Breakfast was lovely and piping hot!!! Again there was a little confusion at check out with the bill and I was glad that I had thought to take my print out to confirm payment in January. Lovely Guest House in a great location for the theatre and river walks and at a great price. Would definitely stay again! Thank you!

Beautiful inside and out...the dining room was comfortable and elegant, the sitting room was inviting, and the garden was lovely. We felt very welcome, and the assistance offered with our travel plans was so appreciated. The food was excellent! The travel info in the sitting room was very helpful. The bottles of water and treats left in our room were nice surprises. Environmentally conscious amenities were also very appreciated. The shower was tiny and might be very difficult for larger folks.
Tips:Per advice from our hostess, we drove down one side of Loch Ness and back a different direction, revealing new terrain and attractions. It was a very enjoyable day.

This was our third stay with Morag and Bill at the Ballifeary and it never fails to impress. Always a warm greeting, help with the luggage, a super comfortable bed and breakfasts to die for. And so convenient for the city centre; just forget the car and amble along the riverside into town or stroll upstream and explore the Ness Islands.
Tips:Our favourite restaurant in town is the Mustard Seed, but beware - you must book in advance, especially at the weekends. Morag will give you directions. If you've a car, we would strongly recommend a visit to Cawdor Casrle, a couple of miles southeast of the airport, and Chanonry Point, on the Black Isle, for the dolphins. But if you are on foot, or simply want a break from driving, take the train from Inverness to Kyle of Lochalsh, but get off one stop short of Kyle at Plockton. A half mile (at most) stroll down to the sea, passing a wonderful pub for lunch, with plenty of time to meet the train returning to Inverness.

We received a lovely warm Highland welcome at the Ballifeary Guesthouse. Very friendly, clean, good facilities, spacious and great location in a quieter area of town but still within very close walking distance to the river, restaurants, bars and shops. We enjoyed our breakfast in the morning after a good night's sleep. This was the perfect place for a wee night away but I would also recommend for longer stays and also to family and friends.

Owners very supportive of all the people staying and the Ballifeary attracts a mix of nationalities. Very comfortable rooms well thought out accommodation with the open lounge space available. Great range of options for the breakfasts and the service quality is extremely high.
Tips:Ideal for the west side of Inverness and for transiting the A82 up and down the Great Glen. The city is a 7-10 minute walk along quiet roads and the bank of the River Ness past the Theatre. Very happy with our stay at Ballifeary. Discret hostess but in the same time very helpful when necessary. We didn't have to set a time for breakfast we could go down any time between 7.45 and 8.45am. Breakfast was very good, homemade with fresh products. The bedroom was very clean and spacious. There is a cork available in the room (first time I see that) with the hospitaly tray.
Tips:We stayed in room 4, there are no black out curtains therefore it might be difficult for people with light sensitivity to fall asleep.

We really enjoyed our stay, our room was spacious and very clean and had every facility we could need. The bed was extremely comfortable and breakfast was delicious! Bill and Moraig made us most welcome and we will definitely be back next year.
Tips:The Mustard Seed overlooking the river is a very nice restaurant. Staff were very friendly.

Probably the cleanest B&B I have ever stayed in. Walking distance from restaurants. Really nice area. House spacious and decor was of a very high standard. Breakfast excellent. I am fairly fussy as I travel slot and this is definitely a top B&B which I highly recommend.

I stayed here 22 years ago and the standard was high then as much as it is now. Bill and Morag create a wonderful experience. Their breakfasts are perfect. I've never had such consistently hot breakfasts, not even in my own home. I highly recommend staying here as your base for all the surrounding activities and sites to visit.
Tips:We had a car and getting to and from the guest house was always very easy. At night for dinner we never used the car because the restaurants were all an easy walk to the city.

We do not have that much experience with Guesthouses in UK, but have stayed at Morag's & Bill's place several times, also when they had the hotel in Kingussie We would not travel to Inverness and Highland unless they would have a room for us.
Tips:Morag & Bill knows much more about the restaurants in their nearby area. If we should mention one it would be the italian one called River ( Riva Bistro ), but remember to book a table. Inverness is a popular city.

Our experience was above and beyond what we expected. The attention to detail was first rate. The accommodation was warm and reception friendly without being over bearing. The only fault I could find was the shower area of the bath was too small of a tall or fatter person. But was fixed by only closing the curtain half way. I would highly recommend this guest house to anyone.
